How to Market and Sell more Commercial Property | Fly Lkr

August 31st, 2011

Marketing and selling a large commercial property is a lot different from slapping a for sale sign up on a house in a crowded, residential neighborhood. While many of the principles regarding real estate sales will still hold true, the marketing needs an entirely different approach if the commercial property agent really wants to be successful and not just “one of the guys” … so to speak. Industrial and Commercial Real Estate sales are an entirely different ballgame and the individuals involved in the deals will often be much more complicated to deal with than the newlyweds anxious to purchase the first garage they come across with a house attached to it. Marketing is one of the most important aspects of commercial real estate sales. While marketing may be easy, marketing to the right people and moreover, actually getting the message to those people is where the commercial property marketing tactics can get a little bit tricky. One of the greatest places to start is within trade magazines. Even so, it is important to let technology run its course and to look a little bit deeper. Most of the print publications these days realize their deficiencies even if not all of their advertisers do. Once an ad is out in print, it is there to stay just the way it was put in. It also tends to go out to a lot more limited audience than may be preferred or needed to successfully sell a commercial property. Most of the major print publications these days also have online media outlets that are great for advertising commercial property. It is important to go the traditional route but it is also necessary to utilize as many venues as possible in order to get up to date, important information to all of the potential buyers of commercial real estate. Online advertising generally allows you to reach a wider, more directly targeted audience with current, constantly updated information regarding the commercial property for sale. The ability to transmit information quickly and accurately can seem like a moot point to some people involved in commercial real estate deals that often take months to close but rest assured, when the time comes that the data has to be there quickly, (generally at very awkward moments during board meetings or other venues where it is not easy to get away) a failure to deliver the information will blow the deal every time. One of the most powerful tools in the arsenal of a real estate sales person, for residential or office properties, remains good, old-fashioned networking. Now this should not be confused with reminding your in laws or your neighbors what you do while you are lounging around and enjoying a few adult beverages. When you are networking, you need to find ways to associate yourself with others who will be actively involved in transactions regarding industrial or commercial properties for lease or for sale. Networking like Marketing, must be focused and precise if it is to be effective. You can easily spend all day at any major public transportation hub and tell lots of people what you are doing but it is not very likely to yield any positive results. Rather, look for trade shows that feature industrial or commercial products, businesses and opportunities. Likewise, conventions where there will be major players from industrial and commercial businesses will allow you to make more contacts that are much more likely to generate productive sales leads. While advertising is always going to be an invaluable tool when it comes to any type of sales work, including industrial and commercial property sales, it is never going to offer anyone a complete package deal. It is up to the motivated commercial property agent to discover new, relevant venues to let people know who they are and what they do … and to let them know that that is exactly why YOU are the one to go to when it comes time to find a commercial property for lease or for sale.

Chavez set to begin new round of cancer treatment (AP)

CARACAS, Venezuela ? President Hugo Chavez thanked Venezuelans on Sunday for praying for his health as he undergoes a third round of chemotherapy at a military hospital in Caracas, this time getting the cancer treatment at home rather than Cuba.

Chavez walked into the Dr. Carlos Arvelo Military Hospital accompanied by his daughter Rosa and aides late Saturday. He said his treatment has been going well and aims to prevent reappearance of cancer cells more than two months after he underwent surgery.

"From here, I join all these prayers and masses for the health of all of us," Chavez tweeted Sunday. "God bless you!"

"I want to salute and congratulate all the employees that work at our marvelous Military Hospital," he added in another tweet.

State television broadcast footage of a prayer meeting in Chavez's home state of Barinas, where dozens of Venezuelans listened to a priest who urged government supporters to pray for the president's quick recovery.

"We love you ? your mother, your father and your brothers and all of your family and friends," Chavez's father, Hugo de los Reyes Chavez, said at the prayer meeting. "All the people love you very much."

"Take care of yourself in this battle," he added.

Chavez, who often jokes about relatively serious personal matters, said he was enjoying the preparations before treatment.

"I'm having fun here! And finishing the preparations for my chemotherapy," he said in a third tweet, apparently sent from the hospital before beginning the treatment.

Before entering the hospital, Chavez said on television Saturday that he and his team of Cuban and Venezuelan doctors decided it would be all right for him to undergo chemotherapy in Venezuela after his latest round of medical tests Friday.

"I'm determined to continue living," Chavez said at the hospital. "It's not time to die. What we have to do still is a great deal."

Chavez, who was first elected in 1998, has vowed to bounce back and win re-election in 2012.

Before going to the hospital, Chavez appeared on a balcony of the presidential palace waving to a crowd of cheering supporters. They included a group that played Afro-Venezuelan music, beating on drums and dancing. Some chanted: "Onward, commander!"

The leftist leader swung his hips to the music and saluted black Venezuelans, saying: "Down with racism."

Chavez expressed optimism that he is overcoming cancer, referring to the "illness I had." He said he was making arrangements with his vice president, Elias Jaua, and other officials in order to "continue with this rhythm of treatment."

Chavez underwent surgery in Cuba that removed a cancerous tumor from his pelvic region in June. He has not specified where the tumor was located but said the latest follow-up tests haven't detected any sign of malignant cells in his body. He said the chemotherapy is a preventive measure.

Chavez has appeared with his head shaved the past few weeks after his hair began to fall out as a result of chemotherapy.

The president said during a televised Cabinet meeting on Saturday that he expects to disappear from public view in the coming days but will remain in contact with government officials and his supporters by phone and Twitter.

"In the coming hours, between today and tomorrow we'll be preparing for the third cycle," Chavez said.

Christopher Hitchens: How Religion Is Like North Korea | News ...

Posted: August 28, 2011 ? 12:10 am. Dean

Complete video at: fora.tv In this highlight from May 2007, noted atheist Christopher Hitchens compares monotheistic belief to a despotic dictatorship ? similar to his observations of North Korea under Kim Jong Il. The key difference, he argues? ?You can get out of North Korea ? you can die, and it?s over. You can?t do that with monotheism.? ?? Christopher Hitchens speaks about his new book God is Not Great: How Religion Poisons Everything. Hitchens, an always colorful and sometimes outrageous commentator, now takes aim at God. Sam Harris and Richard Dawkins have tried, but that hard-to-hit Fellow keeps popping back up. Worse still are the violent ways of his flock: waging religious warfare, keeping women enslaved, fomenting universal hatreds. Hitchens makes a powerful case for atheism ? Politics and Prose Christopher Hitchens is an author and journalist whose books, essays, and journalistic career span more than four decades. France cuts growth targets, unveils austerity plan (AP)

PARIS ? President Nicolas Sarkozy's government has bowed to economic reality, admitting its growth forecasts were overly rosy and announcing an euro11 billion ($16 billion) austerity package in a bid to ensure that France doesn't miss a vital pledge to cut its deficit.

The government unveiled the package of spending cuts and tax increases two weeks after France came under fire by investors who feared the country's high debt and deficit levels, as well as its role bailing out weaker European partners like Greece.

Prime Minister Francois Fillon said the austerity package is vital for France to keep its pledge on deficit reduction and maintain its triple A credit rating.

France has not managed to balance its budget in three decades, and Sarkozy has staked his credibility on hitting a series of deficit targets over the next three years.

Fillon blamed the international economic slowdown for France's failure to achieve the 2 percent growth this year that Finance Minister Francois Baroin said only last week was still within reach.

The country now expects to grow only 1.75 percent this year, and the same amount in 2012. The government had built its 2012 budget, a critical election year for Sarkozy, on a target of 2.25 percent growth.

Sarkozy's austerity package consists largely of closing tax loopholes and scraping deductions for the country's largest companies. But it also includes a euro200 million tax hike on the country's wealthiest taxpayers via a 3 percent "exceptional contribution" on incomes over euro500,000.

Fillon said the measures would ensure France achieves its pledge to European partners and to the holders of its euro1.6 trillion in debt to cut its deficit to 5.7 percent this year from 7.1 percent in 2010. France is also committed to cutting its debt to at least 4.6 percent in 2012 and 3 percent in 2013, regardless of whether economic growth comes back.

Fillon said France won't reach its economic growth targets this year or next and that he is announcing euro11 billion ($15.9 billion) in new austerity measures.

He said France will grow 1.75 percent this year and the same in 2012. The government had forecast 2 percent growth this year and 2.25 percent next year, targets considered overly optimistic by most economists. Fillon told journalists the measures are to make sure the government meets its pledge to cut its deficit.

SMS and its role in the future of mobile marketing | My Cell Phone ...

Today, mobile marketing is the fastest and most effective way to reach your audience and is an area of intense fascination for marketers and advertisers and users alike.

The mobile revolution is happening and mCommerce is changing consumer behaviour in much the same way eCommerce has. With its high level of consumer acceptance, mobile marketing provides instant communication since the mobile phone is always on person and always active. There are now far more people in the world who connect through the mobile web than there are connected PC users, and so, one of the biggest current decisions for mobile marketers is whether they should build a mobile site or app, or both.

The question many marketers face is how to adapt to this new channel of communication and how to integrate mobile in their marketing mix. With a range of mobile advertising options, including SMS, mobile app display ads, search ads, rich media, video and push notifications, the landscape can be a bit complicated.

Direct mobile marketing communications can easily be more effective than mobile search marketing. It is targeted at consumers that are open to suggestions about where to go and what to do next.

A study by ABI Research found that consumers worldwide will send more than 5-trillion SMS messages in 2011. Last year the mobile phone industry reached 5-billion subscriptions globally. Out of that, 60 percent use text messaging and 90 percent of all messages written and sent are read within three minutes, with over 99 percent of all text messages read by the recipient ? according to a whitepaper on Conversational Advertising by SinglePoint. These numbers indicate that consumers are comfortable using SMS, which creates a huge opportunity for marketers and brands to potentially use the channel to speak to them.

Though SMS doesn?t get a lot of hype, it works because it provides what all marketers seek, which is a one-on-one dialogue with a customer.

The rise of text messaging can be attributed to its low cost and ease of use. If you have a cell phone, you have the capability to text (no downloads or installations required) and given the level of engagement that SMS provides, its biggest mobile potential is to drive consumers to the mobile web, in-store or online. The texting audience is large and still growing. It has been projected by eMarketer that the growth of the global market for ad support of mobile messaging will reach nearly US$12-billion in 2011, up from about US$1.5-billion in 2006.

SMS certainly isn?t dying as a business communication tool. While C2C SMS communication may be on the decline, B2C SMS is still vital and seeing a positive growth curve.

The immediacy of SMS is currently unparalleled by any other marketing channel. It?s a funnel, in which marketers start with text interaction, optimising their messages to drive traffic by including a link to rich media, video, or other personalized marketing materials (with a simple click-through on the SMS) where users then take the desired action. New innovations have sprung up that allow you to send a link to an entire mobile site packed with graphics, images and forms from inside an SMS.

The response rates which marketers experience via texting campaigns are definitely attractive. With that said, the way consumers use the mobile web is very different to the way it is used in the desktop environment. Most mobile sites being created will never even be viewed, unless stumbled upon by chance. To gain real mobile traction, marketers have the option to use a combination of ?link push? via mobile texting technology that incorporates tracking and reporting to act on subscriber-level data and develop a true one-on-one engagement experience.

The mobile revolution will continue to gain steam in 2011, 2012 and what?s certain is that the mobile market represents a tremendous opportunity to extend your reach, brand awareness and ROI. The text message + link innovation is a great way for brands to get started in mobile marketing, especially if used for promotions. It is cheaper and faster to build than a mobile app or entire mobile site, and consumer engagement can be measured instantly. The entire process of creating a multiplicity of targeted, multi-facetted, trackable and manageable campaigns can be done all from within one interface.

Shopping For New York City Apartments Is Less Time Consuming Than ...

Month after month, thousands of people dream about moving to the Big Apple. There is an essence in the city that appeals to young people all over the world. Moving is a big decision. The first step when planning a move like this is to start shopping for New York City apartments.

Anyone can find a place to live in New York. It does not matter if you are a poor college student or a rich entrepreneur. There is a perfect apartment waiting for you. Housing can be found by searching through the classified sections of newspapers or talking with community groups. These methods can take a lot of time but there is a much simpler way to find a place to live.

As with most things, the Internet is easily the best and quickest way to find a place to live in the big city. Apartment hunting can be done online from the convenience of your home, school, or work. Even though it is easy to use the Internet, thee are a few things to be aware of when apartment hunting.

Many renters are drawn to websites that advertise ?No Fee? apartments. However this term can be confusing. It does not mean that the website does not charge any fees. It means that the listings on the site do not involve using a real estate broker and paying expensive broker fees in addition to a deposit and first month?s rent.

It is extremely important to pay close attention to the site?s service charges. Most apartment rental sites will charge for their services. These charges may be minimal, but can be costly once all added up. Check the service charges for many different websites. There are many that have low service charges but still offer great places to rent and quality service.

Apartment quality is also important. Make sure that the site allows you to view the apartment on your own before forcing you to pay for any service charges. Even though the site may not give you the address of the apartment, they should still give you enough details before payment that allows you to decide if you want to move forward with that place. If not, move on to the next site.

Shopping for New York City apartments can be fun and very exciting. It does not have to be the most stressful thing that you?ve ever done in your life. Have fun with it. Search for apartments in your pajamas with a cup of coffee or when you can?t sleep at night. It is up to you; just get it done before you make the move to the city that never sleeps.

Whether you?re visiting, or planning to move, info about New York is important. You can learn more details by visiting the web pages at ILoveNY.com now.

Certain foods may be the best medicine for lowering 'bad' cholesterol

For patients with high levels of so-called bad cholesterol, doctors routinely reach for two remedies: cholesterol-lowering statin drugs and a diet that cuts out foods high in saturated fat, such as ice cream, red meat and butter.

But new research has found that when it comes to lowering artery-clogging cholesterol, what you eat may be more important than what you don't eat.

Released online Tuesday in the Journal of the American Medical Assn., the study found that incorporating several cholesterol-lowering foods ? such as soy protein and nuts ? into a diet can reduce bad cholesterol far more effectively than a diet low in saturated fat.

In fact, the authors assert, levels of LDL, the "bad" cholesterol, can drop to half that seen by many patients who take statins, sold under such names as Lipitor, Crestor or Zocor. That could drive down a person's risk of fatal heart attack or stroke by 20%, the authors wrote.

But this doesn't mean that people on statins should go dump their drugs for tofu, said Cleveland Clinic cardiologist Dr. Steve Nissen, who was not involved in the study. Dietary changes do not have nearly the research track record that statins have racked up for heart attack prevention, he said.

"Patients don't want to take the medications, and I'm afraid that if you tell them there's a diet that works just as well, then they'll do that instead," he said.

Nearly 1 in 6 Americans has a high overall cholesterol level, which makes a person nearly twice as likely to suffer a heart attack or stroke as someone whose total cholesterol falls into a healthy range. Low-density lipoprotein (LDL) cholesterol is one component of this overall number.

Last year, statin and other lipid-regulating drugs were the nation's most commonly prescribed medications, with more than 355 million prescriptions dispensed, according to the healthcare information firm IMS Health.

The multi-center Canadian study tested a diet that contained a portfolio of cholesterol-fighting foods such as soy protein, nuts, "sticky" fiber such as that found in oats and barley, and plant sterols. Subjects were instructed to eat a handful of nuts such as almonds or walnuts every day, and to substitute milk and meats with soy and tofu products as much as possible.

One of the most potent cholesterol-busters in that mix, plant sterols (sometimes called stanols), occurs in small amounts in many grains, nuts, vegetables, legumes and fruits and also can be added to foods or taken as a dietary supplement. Plant sterols mimic LDL cholesterol particles in the gut, preventing the absorption of those particles so that they pass through the body and are disposed of as waste.

The 345 subjects in the study, which was coordinated by a team based at St. Michael's Hospital, Toronto, all suffered high cholesterol levels and were considered at elevated risk of coronary heart disease. The subjects each followed one of three diets: an "intensive portfolio" diet, a "routine portfolio" diet, or a high-fiber, low-saturated-fat diet rich in produce and whole grains, which is commonly recommended to those who have had had a heart attack or need to lower their cholesterol.

Among the 267 subjects who completed the trial, all three groups lost roughly an equal amount of weight ? between about 2 pounds 10 ounces and 3 pounds 12 ounces ? after six months. But those on one of the portfolio diets ? intensive or routine ? saw their LDL cholesterol levels decline between 13.1% and 13.8% after six months.

Subjects on the low-saturated-fat diet had, on average, a 3% reduction in their LDL cholesterol in the same period.

Dr. Walter Willett, a nutrition and health expert at Harvard University's School of Public Health who was not involved in the study, said that the trial was "nicely done" and that it underscored the fact that "just focusing on reducing saturated and total fat is not the most effective diet for reducing heart disease risk factors or heart disease itself."

The authors acknowledged that the components in the portfolio diet were well-known for their cholesterol-busting properties. But their research is the first to test the relative effects of those dietary interventions in a real-world comparison, and to gauge how readily people can understand and implement such a diet in everyday life.

It was pretty easily done, the scientists found. Subjects in the intensive group got as many as seven sessions of instruction and guidance, while those in the routine group got one 60-minute session plus a 40-minute refresher ? but both groups realized roughly equal benefits.

The researchers also found that the greater a subject's adherence to the portfolio diet, the more dramatic, on average, was the LDL cholesterol reduction.

But Cleveland Clinic's Nissen stressed that researchers did not directly measure rates of coronary heart disease ? just LDL cholesterol ? so the health effects of the portfolio diet are not yet clear.
